£0 – £100,000 £420 + VAT at 20%
£100,000 – £150,000 £470 + VAT at 20%
£150,000 – £200,000 £520 + VAT at 20%
£200,000 – £250,000 £570 + VAT at 20%
£250,000 – £300,000 £620 + VAT at 20%
£300,000 – £350,000 £670 + VAT at 20%
£350,000 – £400,000 £720 + VAT at 20%
£400,000 plus £870 + VAT at 20%

Leasehold £350 + VAT at 20%
Shared Ownership £100 + VAT at 20%
Unregistered Title £50 + VAT at 20%

 

Disbursements are costs related to your matter that are payable to third parties, such as Land Registry fees. Disbursements include the following:

  • Land Registry Office Copies £3 per document
  • Index Map Search £4

Mr & Mrs Jones are selling a house in Flintshire for £120,000:

Our fees, including VAT £564,

Plus Land Registry Office Copy Register and Office Copy Plan £6

Plus Bank Transfer Fee £14.40

Estimated total £584.40

Leasehold Information

Anticipated Disbursements*

  • Management Company Sales Pack – This fee if chargeable is set out in the lease. Often the fee is between £150- £500 plus VAT.
  • Sinking Fund – This fee is set out in the lease and can vary significantly. The fee can be between £1,000 and £10,000.
  • Service Charge Arrears
  • Ground Rent Arrears

Stages of the process

The precise stages involved in the sale of a residential property vary according to the circumstances. However, below we have set out some examples of what you can expect:

  • Take your instructions and give you initial advice
  • Prepare and advise on contract documents
  • Reply to any enquiries of buyer’s solicitor
  • Send final contract to you for signature
  • Request redemption statement for mortgage
  • Agree completion date (date from which you sell the property)
  • Exchange contracts and notify you that this has happened
  • Complete purchase
  • Redeem mortgage
  • Send balance of monies to you
